Landlord Fees

A) INTRODUCTION ONLY - The equivalent of four weeks rent plus vat (Example: rent at £1,000.00 PCM - fee £1,107.69)


     Property valuation

     Marketing your property including property portals and 'To Let' sign post

     Arranging viewings with potential tenants

     Obtaining references through a credit search agency

     Preparing the Tenancy Agreements and negotiating terms

     Arranging the Gas Safety Report and Check-In Report

     Collecting and holding a deposit, collecting first months rent and forwarding balance to you net of our fees and VAT

     Registering the deposit and issuing the Prescribed Information to the tenant/s

B) RENT COLLECTION SERVICE - 8% plus vat of the rent collected (9.6% including vat)

     Includes all the features of our Introduction only service and in addition; 

     Monthly rental statements

     Assist with tax exemption certificate

     Negotiate tenancy renewals

     Negotiate rent reviews


C) FULL MANAGEMENT SERVICE – 12.5% plus vat of the rent collected (15% including vat)

     Includes all the features of both our Introduction only service and rent collection service but also in addition; 

     Act as a point of contact between tenant and landlord

     Advise relevant utility and service providers of changes in occupancy

     Periodic inspections

     Obtain estimates from approved contractors

     Arrange routine repairs and instruct approved contractors

     Negotiate deductions from deposit at end of tenancy

     Management key service


Additional fees and charges (if required)


Deposit Registration (no fee within our full management service) - £35.00 + VAT (£42.00)

Renewal of Tenancy Agreement (no fee within our full management service) - £100.00 + VAT (£120.00)
